Appliances and fixtures. The work that starts at a valve you can reach.
No hot water, not enough of it, or a tank that is making noise.
Thermostats, elements, gas valves, thermocouples, anode rods, and relief valves. A tank that is rumbling or running cool is often a service call rather than a replacement, and it is worth finding out which one you have before you buy a heater.
Tank swaps, gas or electric, sized to the house.
Old unit drained and hauled out, new unit set, water and gas or electric reconnected, venting checked, temperature and relief valve fitted, and the system refilled and tested for leaks before we leave.
Drips, running toilets, bad faucets, supply lines, and traps.
Finding where the water is actually coming from is most of the job. Supply lines, angle stops, cartridges, tub and shower valves, sink and toilet flanges, traps, and the drywall-side leaks that only show up under pressure.
Hard water on the Kansas plains is a plumbing problem, not a taste problem.
Softeners cut the scale that shortens the life of a water heater and clogs fixture screens. Install includes the bypass and drain line; repair covers control valves, resin, brine tanks, and the plumbing around the unit.
Pumps, gas, and heat. The work in the crawlspace and the basement floor.
The pump that keeps a Wichita basement dry, and the one that lifts waste.
Float switches, check valves, discharge lines, and pits. Sewage ejectors serve fixtures below the sewer line and are a different pump with different failure modes than a sump.
A second pump for the storm that takes the power out with it.
A primary pump is only as good as the circuit feeding it. A battery or water-powered backup keeps pumping through an outage, which is usually the exact moment the first pump is needed most.
Hydronic heat in a slab or under a floor.
Manifolds, circulators, zone valves, and the tubing loops themselves. This is plumbing work more than furnace work, and it wants a plumber who is comfortable with a boiler and a pressure test.
New gas runs, extensions, and leak repair. Licensed work.
Black iron and approved gas-rated pipe, sized for the appliance load, pressure tested, and left ready for inspection. Gas is the part of the trade with the least room for a guess.
Sewer and water service. The excavation work most shops send somewhere else.
Roots, bellies, offset joints, and collapsed clay.
A line that backs up repeatedly is telling you something a snake will not fix. Repair or replacement means locating the fault, opening the ground over it, and putting in pipe rated for what is above it.
The line from the meter to the house.
Failing galvanized or old copper service, low pressure through the whole house, or a wet spot in the yard that never dries. Replacement runs new service from the curb stop to the house and ties into the interior main.
Clearing the line, and finding out why it filled.
Cabling and cutting the blockage out of the line so the fixtures drain again. When the same line blocks on a schedule, cleaning buys time and the next conversation is about the pipe itself.
Getting surface and roof water away from the foundation.
Downspout tie-ins, buried lines, catch basins, and daylight or pit discharge, laid to fall so the water leaves rather than pooling where it can find a way in.
Linear drains for driveways, garages, patios, and shop floors.
A channel and grate set flush in concrete, sloped to an outlet. Common on garage aprons and commercial floors where a single point drain cannot catch enough water fast enough.
Describe what you are seeing, where in the building it is, and how long it has been doing it. That is usually enough for us to tell you over the phone whether it is a service call or something in the ground.
